What is Railside at The Forks?

Railside at The Forks is a new development that marks a major step forward in the evolution of The Forks. Remaining true to The Forks’ founding vision, this significant mixed-use project will build on the site’s abundant cultural and recreational assets, and deliver more of what visitors love about The Forks. When the entire Railside development is complete, this new neighbourhood will be home to up to 2,500 residents living in about 1,200 rental and condo homes of all sizes. Residents and visitors will enjoy new commercial, retail, and high-quality public spaces.

When will Railside be complete?

The first phase of Railside will begin construction in 2024 and is set to be ready for occupancy (both commercial and residential) in 2026. Work on the next phase of Railside will follow.

With Railside taking over surface parking lots, where will I park at The Forks?

Ongoing parking studies continue to ensure there is ample parking for visitors at The Forks. The first phase represents only a portion of the 12-acre planned development, and an ample supply of parking spaces will remain available to the public. The Forks will continue to assess and adapt our parking models as development continues.

How do I express interest in having my business at Railside?

There will be an opportunity coming in the near future for businesses and organizations to express interest in setting up shop at Railside. Visit the Run a Business Here page for more information.

How is Railside being funded?

The development is funded by a combination of private investment and financing. The Forks will utilize Tax Increment Financing (TIF) for the project. TIF has been used successfully as a means of stimulating economic development and leveraging new private investment in Winnipeg (Canada Life Centre, Waterfront Drive, The SHED district, etc.). TIF will be used in the same way for the Railside development.

Funds generated through the TIF will be designated entirely for public amenities and community infrastructure, such as streetscapes and public spaces, and community facilities.

Annually, The Forks site contributes over $165 million a year to the local economy, and The Forks pays about $1.5 million dollars in combined federal, provincial, and municipal taxes each year. The Forks is completely financially self-sufficient, with no reliance on government funding to operate.

Who is developing Railside?

Several developers have been selected through an RFP process to build 10 different buildings as a part of Phase 1. These developers will be announced in the near future. The selection process encouraged equitable, open, creative, and unique design concepts, which will make for a diverse development.

How do I rent or own a residential unit at Railside?
